1. What we do
ListingStage provides virtual staging (adding furniture and decor to photos digitally) and California AB 723 compliance services — disclosure overlays and QR codes linking to the unaltered original image. We are a software/design service, not a brokerage, law firm, or photographer.
2. Your photos & the rights you grant us
You represent and warrant that, for every photo you submit, you own it or have all rights, licenses, and permissions necessary to use it and to authorize the work below. Listing photos are typically copyrighted by the photographer, brokerage, or MLS — it is your responsibility to have the right to use them.
You grant ListingStage a limited, non-exclusive license to store, reproduce, modify (virtually stage), and publicly host the unaltered original at a non-public-indexed URL solely to provide the service and to make the AB 723 disclosure/QR resolve. We host originals only for paid orders you submit; we do not host photos for unsolicited samples.
You agree to indemnify and hold ListingStage harmless from any claim, demand, or liability (including reasonable legal fees) arising from photos you provide or from your lack of rights to them. You may request removal of a hosted original at any time by emailing hello@listingstage.ai, and we will remove it promptly.
3. AB 723 compliance
We bake the disclosure wording and QR that California Civil Code §1102.6h (AB 723) calls for into staged images. We provide this as a service tool; you remain responsible for how images are published and for following your MLS's and brokerage's specific rules. This is not legal advice.
4. Payment & revisions
Pricing is shown at checkout ($15/photo and bundles). One free revision per photo is included. Because deliverables are custom digital work produced on demand, completed orders are generally non-refundable except where required by law or if we cannot deliver.
5. Limitation of liability
The service is provided "as is." To the maximum extent permitted by law, ListingStage's total liability for any claim is limited to the amount you paid for the order at issue.
